Across the business, policies regarding sustainability, corporate governance, responsible environmental management and risk management provide a framework for an overall approach and are integrated into day to day tasks.

CFSGAM Property Environmental policy 

CFSGAM Property, a division of Colonial First State Global Asset Management, regards environmental management as a fundamental aspect of sound business management. CFSGAM Property continually reviews and seeks to improve its ability to meet the needs and expectations of its customers and clients, shareholders, employees and the community. It is serious about its concern for the environment, seeking to make efficient use of energy, water, paper and procurement of materials to reduce the direct environmental impact of its operations. CFSGAM Property endeavours to integrate environmental considerations into risk analysis and decision making in its business activities and also where it may be indirectly associated with environmental impacts through the activities of its business associates and service providers. CFSGAM Property is engaged in investment activities through its property funds management businesses. A key objective of the investment process within these businesses is to assess the sustainability of all its practices. CFSGAM Property is progressively implementing its environmental policy throughout its operations. An integral element in the successful achievement of this objective is building awareness, acceptance and support for the policy amongst all employees.

CFSGAM Property will:  

• seek to reduce greenhouse gas emissions in its operations in an action-orientated plan implemented through voluntary commitments
• minimise the amount of waste produced in its operations and where it has influence, by use of recycling schemes, increased efficiencies in procurement and by raising staff awareness
• integrate environmental considerations as part of its purchasing and contracting policies
• continue to incorporate due consideration of environmental risks in its activities
• continue to act responsibly as investment managers on behalf of investors and clients, implementing environmental strategies which are cost effective and positive or neutral on returns
• comply with all environmental statutory requirements
• build the environmental knowledge and awareness of staff across all dimensions of the company’s operations, and
• support community initiatives to promote dialogue on environmental issues, make practical contributions to solving environmental problems and work in partnership with the community to conserve Australia’s environmental heritage.

A program of continuous assessment, which checks achievements against targets, and by enhanced staff training, supports the policy. The policy is reviewed annually, together with CFSGAM Property’s performance against targets.

CFSGAM Property Occupational Health and Safety policy 

CFSGAM Property, a division of Colonial First State Global Asset Management, views the health and safety of its employees, visitors and clients as a responsibility essential to its business success. It is committed to fulfil its corporate and legal occupational health and safety (OHS) responsibilities by implementing and maintaining policies, procedures and practices to provide a healthy and safe place of work.

Scope
This policy applies to all places of work and assets under management within CFSGAM Property and to all people who may enter those places of work including contractors and service providers working on behalf of CFSGAM Property.

Policy
CFSGAM Property’s policy is to:

• provide premises, equipment and systems of work that are safe and minimise risks to health
• hold all levels of management accountable for the health and safety of employees under their leadership
• provide guidelines and implement strategies to prevent or minimise incidents which may injure employees or contractors or put them at risk
• measure and report health and safety performance on a regular basis
• foster a culture of health and safety awareness through consultation and cooperation with employees and contractors
• meet legal obligations with respect to employee health and safety
• regularly review OHS policies and practices, and
• ensure that all contractual arrangements entered into by CFSGAM Property incorporate health and safety requirements.

Accountabilities
Business and Service Unit Heads are accountable for their Unit’s occupational health and safety performance and for ensuring that adequate resources are provided to achieve health and safety standards and practices which conform with legal obligations and the provisions of the CFSGAM Property OHS policies.

All Managers are accountable for complying with OHS policies and identifying, assessing and controlling workplace hazards in their area of responsibility.

Employees are accountable for complying with OHS policies and instructions, reporting OHS concerns to their supervisor, and taking personal responsibility for guarding against injury to themselves and those around them.

Project Managers/Contractors are accountable for ensuring compliance with all CFSGAM Property health and safety policy requirements, for supervising and reviewing the activities of sub-contractors in relation to health and safety obligations, and for consulting where appropriate with CFSGAM Property employees.

CFSGAM Property Risk Management policy 

This Risk Management policy should be read in conjunction with the CFSGAM Property OHS policy as Risk Management and OHS are mutually inclusive.

CFSGAM Property views Public Liability and Property Damage incidents across their Funds and Corporate Property portfolios as a significant business risk. We are committed to fulfilling our corporate, fiduciary, legal and statutory responsibilities by providing Risk Management guidelines, policies and procedures to provide healthy and safe environments for those that work in and visit the properties in our portfolios.

Scope
This Risk Management policy applies to all properties within CFSGAM Property that are owned, managed and occupied by CFSGAM Property and to all people who may enter those places of work including members of the public or agents and contractors working on behalf of CFSGAM Property.

Policy
CFSGAM Property’s policy is to:

• introduce Risk Management guidelines, policies and procedures to ensure premises, equipment and work methods are safe and minimise the risks of personal injury and property damage
• monitor, audit and report Risk Management performance on a regular basis
• foster a culture of Risk Management awareness through consultation and cooperation with employees and contractors
• meet legal obligations with respect to health, safety and compliance with statutory requirements
• regularly review Risk Management guidelines, policies and procedures, and
• ensure that all contractual arrangements entered into by CFSGAM Property incorporate Risk Management requirements.

Responsibilities 

Portfolio/Asset Managers are responsible for their portfolio’s Risk Management performance and to ensure that Property Managers employ appropriate resources to achieve Risk Management standards and practices which conform with CFSGAM Property’s policies and guidelines.

Property/Facility Managers are responsible for complying with CFSGAM Property’s Risk Management policies and guidelines identifying, assessing and controlling risks and hazards in their area of responsibility.

Employees are accountable for complying with Risk Management policies and instructions, reporting concerns to their Manager, and taking personal responsibility for guarding against injury to themselves, those around them and damage to property.

Project Managers/Contractors are accountable for ensuring compliance with all CFSGAM Property Risk Management policy requirements, for supervising and reviewing the activities of sub-contractors in relation to Risk Management obligations, and for consulting where appropriate with CFSGAM Property employees.
