This Financial Services Guide ('FSG') is an important document, which we are required to give you under the requirements of our Australian Financial Services Licence. It provides you with information about Commonwealth Managed Investments Limited (CMIL, we or us) and its representatives:
• Colonial First State Property Limited ABN 20 085 313 926 (CFSPL)
• Colonial First State Property Retail Pty Limited ABN 19 101 384 294 (CFSPRPL), and
• the employees of the CFSGAM Property division of Colonial First State Global Asset Management, which is a part of Commonwealth Bank of Australia (the 'Bank')

to help you decide whether to use the financial services we provide. This FSG explains the services we can offer to you and the types of products we offer. It also explains how CMIL, CFSPL and CFSPRPL are remunerated and includes details of our internal and external complaints handling procedures and how you can access them.

If you choose to use our services you may also receive from us a Product Disclosure Statement (PDS).

To invest in any of our managed investment scheme products you must complete the application form attached to the relevant PDS. Alternatively you can buy listed units on the Australian Stock Exchange (ASX). The PDS contains information about the particular product and will assist you in making an informed decision about that product.

We do not provide personal financial product advice. Personal financial product advice is advice that takes into account one or more of your objectives, financial situation and needs. When personal financial product advice is provided to you, you must also receive a Statement of Advice (SOA). The SOA will contain the advice, the basis on which it is given and information about fees, commissions and any associations, which may have influenced the advice.

CMIL is licensed under the Corporations Act 2001 to provide these services to you. Our Australian Financial Services Licence Number is 235384.

CMIL does not act as a representative of any other licensee in relation to the services we provide you.

CMIL is a wholly owned subsidiary of the Bank.

CMIL was incorporated on 20 November 1998.

CMIL is the Responsible Entity of a number of listed and unlisted registered managed investment schemes.

CFSPL and CFSPRPL are related bodies corporate of CMIL within the Bank Group. CFSGAM Property is a division of Colonial First State Global Asset Management, which is the consolidated asset management division of the Bank. It provides services to CFSPL and CFSPRPL. The business philosophy of the division is to focus on fund performance to deliver returns and realisation of asset value. The core activity is funds management with a deliberate focus on aligning unitholder interests and management objectives.

CMIL has delegated the operation of its listed and unlisted registered managed investment schemes to CFSPL and CFSPRPL.

What financial services and products do we offer? 
CMIL is authorised to offer the following financial services:
• deal in financial products
• financial product advice
• operate registered managed investment schemes, and
• custodial and depository services
CMIL is authorised to deal in the following financial products:
• interests in managed investment schemes, excluding investor directed portfolio services (IDPS)
• deposit and payment products
• general insurance products
• securities
• derivatives, and
• foreign exchange contracts
• debentures, stocks or bonds issued or proposed to be issued by a government

The products, which you will apply for, will be units in managed investment schemes. We can help you apply for managed investment scheme products and can also give you financial product advice in relation to them.

How can you transact with us? 
You can give us instructions by completing the application form in our Product Disclosure Statement (PDS). The terms and conditions are contained in the Product Disclosure Statement for each product. These terms and conditions can also be accessed in the bottom right corner of every page in this website.

How are we remunerated for the services we provide? 
If you invest in a managed investment scheme product that we offer, CMIL will receive fees in relation to your investment in that product.

These fees are fund management fees (which include base and performance fees). In some situations, establishment fees, exit fees, account fees and transaction fees may apply. CFSPL and CFSPRPL will receive management fees as representatives of CMIL for operating the funds on behalf of CMIL, but these fees will be paid by CMIL from its own fees.

CMIL does not charge you fees for providing financial product advice.

What commissions, fees or other benefits are received? 
CMIL and its representatives who give you advice do not receive specific payments or commission for the giving of that advice. The employees and officers of the CFSGAM Property division, CFSPL and CFSPRPL receive salaries, bonuses and other benefits from the Bank.

You may receive advice in relation to the products we offer from financial advisers that do not work for CMIL, for example licensed stockbrokers and financial planning groups.

These advisers may receive fees and commissions from us. The adviser's remuneration is included in the fees you pay them, when investing in our products.

Your adviser is required to set out the remuneration and commissions they receive in the SOA, which they must give to you. Some of these advisers may be representatives of other licensees in the Bank Group.

How is my personal information dealt with?

What should I do if I have a complaint?
You have the right to enquire into or complain about the operation of our products and services to the extent that it relates to you or your investment. We have established procedures to ensure all enquiries and complaints are properly considered and dealt with. If you have an enquiry or complaint, please telephone or email us.
